How do I book a stay?

What's the difference between Instant book and Request to book?

Instant book listings are confirmed the moment you pay — no owner approval needed. Request-to-book listings give the owner up to 24 hours to accept or decline; if they don't respond, your card isn't charged.

Can I visit the property before booking?

Use the "Ask the owner" button on any property page to message them directly. Many owners are happy to schedule an in-person visit — just ask.

What documents do I need at check-in?

A valid government photo ID (Aadhaar, PAN, driving license, or passport). The owner verifies it on arrival; we don't store ID copies on the platform.

Can I book a stay for someone else?

Yes. Add the guest's name in the "Who's staying?" field at booking. Bring the guest's ID — not yours — to check-in.

The property doesn't match the photos — what do I do?

Message the owner first through the inquiry thread on the booking. If it's not resolved within a few hours, email bookabed09@gmail.com within 24 hours of check-in and we'll evaluate a re-assignment or refund.

How do I save properties for later?

Tap the heart icon on any property card. Saved listings show up under Dashboard → Saved, synced across web and mobile.

What are the three cancellation tiers?

Flexible: full refund up to 24 hours before check-in. Moderate: full refund up to 5 days before; 50% within 5 days. Strict: 50% refund up to 7 days before; no refund after. The tier is set by the owner on each listing and shown clearly before you book.

How do I cancel a confirmed booking?

Open the booking from Dashboard → My bookings, tap "Cancel booking", and confirm. The page shows your refund preview before you commit so there are no surprises.

When does my refund hit my bank?

Refunds process to the original payment method automatically. Most cards see the credit within 5-7 business days; UPI / net-banking refunds usually clear within 3 business days.

What happens if the owner cancels on me?

You get a 100% refund regardless of the cancellation tier. If your check-in is within 7 days, support also helps find an alternate stay nearby.

Can I dispute a cancellation or refund?

Which payment methods are supported?

UPI, debit cards, credit cards, and net banking. All payments are processed through Razorpay (PCI-DSS compliant) — we never see or store your card details.

For instant-book reservations: at the moment you confirm. For request-to-book: only after the owner accepts (within 24 hours) — if they decline or don't respond, no charge is ever made.

No. The booking screen shows the full breakdown: nightly / monthly rate × duration + service fee + applicable taxes. The total you see is the total you pay.

Some listings carry a refundable deposit (set by the owner). It's shown on the listing page and on the booking summary, separately from the rent.

Can I get a GST invoice?

Yes — invoices are generated automatically after a confirmed booking. Find them on the booking detail page under "Invoices". For corporate bookings, add your GSTIN before paying so the invoice is raised in your business's name.

How do I list my property?

Sign up, complete your business profile under Dashboard → Profile, finish KYC under Dashboard → KYC, then create a listing under Dashboard → Properties → New. Most listings go live within 24 hours of your first submission.

Why do I need KYC?

KYC protects guests from fake listings and protects you from fraudulent disputes. We verify your Aadhaar through DigiLocker (the fastest route) and PAN; firms and companies also upload a business proof.

How long does KYC review take?

Most KYC submissions are reviewed within 24 hours. We email you the moment a decision lands; if anything's missing, the rejection email tells you exactly what to fix and you can resubmit immediately at no cost.

Listing is completely free. We charge a service fee per confirmed booking, shown clearly in the breakdown before you accept any reservation. No subscription, no per-listing fee.

When do I receive payouts?

Payouts run weekly — every Friday — for stays that have completed the previous week. The amount lands in the bank account on file (Dashboard → Profile → Bank details).

Can I edit my listing after publishing?

Yes, anytime — Dashboard → Properties → pick the listing → Edit. Most edits go live immediately. Major changes (rate, cancellation tier) trigger a quick re-review (under 24 hours).

Use the Pause button on the property edit page. Paused listings don't show in search but stay editable; tap Publish again whenever you're ready.

How do I archive (or delete) a property?

Can I manage my listings from a phone?

Yes — install the Book-A-Bed app from the App Store / Play Store. You can edit listings, accept bookings, chat with guests, and receive push notifications for new inquiries.
